Birrigan Iluka Beach is the much anticipated and exciting new land release, selling off the plan now. The Birrigan Iluka Beach estate is surrounded by majestic natural scenery. Situated just a stone’s throw from World Heritage listed rainforests, the Clarence River and surfing beaches. The lifestyle in the far north coast town of Iluka in NSW offers residents relaxed tranquility.

The name ‘Birrigan’ was chosen by the Birrigan Gargle Local Aboriginal Land Council, meaning ‘Beautiful’. The Birrigan Gargle Local Aboriginal Land Council  represents the traditional owners of the land on which Birrigan Iluka Beach is to be established and represents the local aboriginal people.

Birrigan Iluka Beach estate is located in the town of Iluka in the far north coast of New South Wales, Australia. The location is idyllically surrounded by beautiful natural landscapes in all directions. With the Clarence River west of the estate; beaches east; and national parks and rainforests close by.

Birrigan Iluka Beach estate is about 15 minutes drive from the Pacific Highway, giving residents simple access to Yamba, located approximately 40 minutes drive. In relation to major cities, Birrigan Iluka Beach is about 2.5 hours drive from the Gold Coast; 3 hours from Brisbane; and approximately 7 hours from Sydney.

The estate provides residents a short buggy drive to the golf course, with more recreational activities available in the Iluka township including: boat ramps for river/ocean access for fishing, bowls club, beaches, hotel, shops and cafes.

To ‘buy off the plan’ simply means purchasing a property or land that is yet to be constructed or is currently under construction. The purchase is predicated on building and design plans for the prospective property rather than a tangible existing product. 

Buying off the plan has many advantages when compared to buying existing properties. Getting in with early purchases may come with steep discounts depending on the developer. Furthermore, some off the plan purchases may be eligible for other financial benefits relating to stamp duty, tax breaks for investors and first home owner incentives.

 

Birrigan Iluka Beach will take a $1000 fully refundable holding deposit, that takes the home site off the market for 14 days during which time a contract for sale is issued. If for any reason the purchaser decides not to proceed to exchange within the 21 days then the $1000 is refunded.

Stamp duty, or transfer duty, is a tax charged to anyone that purchases a property or land including a residential, commercial, industrial, holiday or farming property. Stamp duty is charged by state and territory governments and paid at the time of purchase. 

In NSW, you must pay the stamp duty within 3 months of purchasing an existing property. However, off the plan purchases may have stamp duty deferred up to 12 months.

Changes to the NSW Property Tax System will give First Home Buyers the choice between paying an annual property tax or stamp duty.  Please check relevant government websites for further information.
